There are more entry points to homeownership than the big-name loans most people know about. If a conventional loan with 5% down does not fit, one of these may.
NACA — no down payment, no minimum credit score gate
NACA (Neighborhood Assistance Corporation of America) is a nonprofit program with no down payment requirement and no PMI. Instead of a credit-score cutoff, it looks at your payment history for the last year and works with you through a counselor. The trade-off: the process is thorough and can take longer. If your credit score is rough but your rent has been on time for a year, this is one of the strongest programs in the country to look at.
Section 184 — the Indian Home Loan Guarantee
Wait, "guarantee" is in the program's official name — the U.S. government calls it that because it guarantees the loan for participating lenders. For enrolled members of federally recognized tribes (or Alaska natives) buying in an approved area, Section 184 offers a low down payment (about 2.25% of the loan amount for larger loans) with flexible underwriting. It works for homes on and off trust land in approved parts of the country. If you are an enrolled tribal member, this program exists specifically for you and most lenders simply do not offer it.
State HFA down payment assistance
Every state has a housing finance agency (HFA), and most run programs that pair a first mortgage with thousands of dollars toward down payment and closing costs, often forgivable over time. Income and purchase-price limits apply and funds are seasonal — they open and run out. The honest downside: these programs usually require a mid-range credit score and a longer closing timeline. Your state HFA's website lists its current programs, or ask a local loan originator which ones are live right now.
Physician and professional loans
Some lenders offer doctor-focused mortgages with low or no down payment and relaxed DTI treatment for residents and new attendants, counting a signed employment contract toward income. If you are starting a medical career with student loans, ask specifically about physician mortgage programs before assuming you need 10% down.
ITIN borrowing is real
You do not need a Social Security number to buy a home. Several lenders offer ITIN loans with 10–20% down and alternative credit documentation (rent, utilities, phone). Rates run higher than conventional loans, but for families building life in the U.S. without an SSN, this is a genuine path.
The catch nobody mentions
Every one of these programs has a process — documentation, counseling, or eligibility proof — and every one of them fails quietly when a file is assembled wrong. Knowing which program fits is half the work; the other half is showing up with the right paperwork.
